Initial meeting and appraisal of your requirements
We will meet you to discuss your requirements, hopes and aspirations for the project and give initial guidance on their practicality and any foreseen planning risks. This will establish a brief against which we will give you a fee estimate for the design services your project will require.
Measured survey
The first step in the design process is to produce accurate plans elevations and sections of an existing building and/or a topographical survey of the site showing ground levels and all physical features including trees. This information will form the basis of our design drawings.
Sketch designs
We will produce sketches showing options for your project based on your requirements and discuss them with you to achieve a satisfactory design.
Planning applications
We will produce scale drawings, provide supporting information from other professionals as required and apply for planning approval your behalf.
Listed buildings consent
Where applicable we will provide detailed planning statements incorporating design and access information and statements of heritage significance to support an application for listed buildings consent.
Building control approval
We will provide drawings giving sufficient information to show that the proposals comply with the relevant building regulations.
Health and safety obligations
We will advise you of your obligations under the Construction Design and Management Regulations and help you appoint consultants to fulfil those obligations.
Construction drawings and information
We will produce detailed drawings and schedules and prepare tender documents.
Contract administration
We will administer the work on site and issue certificates for payments on account and final payment.
