Overview: L F Webb & Partner can provide planning advice on the appropriate use of land, and matters associated with planning applications and listed buildings consent.

Planning Application: With the exception of minor building works, most building activities require a Planning Approval (Buildings in a Conservation Area or Listed buildings may require additional consents before work proceeds).

Plans: For a planning application full plans and elevations of the building are required, clearly identifying the proposed building works. A site plan and an Ordnance Survey location plan also needed to show the size of the plot, boundary treatment, trees, access and relationship to neighbouring properties.

Fee: The planning fee is currently £150.00 for a house extension and £335.00 for new dwellings. On receipt of the application a site notice will be issued by the council, to be displayed on your property in a location visible to the public. The council will also send copies of the application to the Parish council, the Environment Agency, the Highways Department and other interested parties.

Council: Responses to the council enquiries are required within 21 days. The Planning Office will then consider the application. This process will take between 8 to 13 weeks, depending on the local authority. The Planning Officer may request amendments to the application.

Decisions: Applications can be determined by 'Delegated Powers' by the Planning Officer, or it may be considered by a Planning Committee. (Local councils operate under different policies.)
