Overview: Feasibility studies are carried out for all projects.  Simple domestic alterations and extensions may only require rudimentary examination – is the added value of the house likely to be greater than the cost of the building works, for example. Larger, more complex projects may require some or all the following assessments to be made: -
 
Planning constraints: listed buildings, tree preservation orders, rights of light issues
 
Construction Costs: Determination of total costs including materials, labour, professional services and land.
 
Operating Costs: Costs for power, water, services, communications, cleaning, staffing and security.
 
Maintenance Costs: Scheduled, general and emergency maintenance costs including gardening, decorating and ventilation.
 
Cash Flows: Projection of cash flows in relation to funding timelines, major payments and project development.
 
Risk Analysis: fire, flood, storm, vandalism, crime and accidental damage.
 
Insurance: Determination of insurance premiums, liabilities, projected costs and levels of cover.
 
Ambience: Local character, feel and image of local area.
 
Rainwater Management: Surface water drainage, storm flows, pollution control, storage.
 
Access: Shared roads, predicted usage, suitability of roads, rights of way.
 
Traffic: Traffic levels, road surfaces, parking,
 
Social: Local community relations, social impact of new development.
 
Environmental: Environmental impact studies, assessment of risks from surrounding buildings
and activities.
 
Legal:  Covenants and any other legal restrictions on the site
